The number an online tool gave you six months ago — or even last month — may already be outdated. If you’re even loosely thinking about your next move, it helps to know where you actually stand.
Why Automated Estimates Get It Wrong
Sites like Zillow and Redfin use algorithms that scan public records and recent sales. They don’t know that you renovated the kitchen, that your street backs up to a busy road, or that the “comparable” home two blocks over has a finished basement and yours doesn’t. That’s why those numbers can be off by tens of thousands of dollars in either direction.
What Is a CMA?
A CMA (Comparative Market Analysis) is a hands-on report I prepare specifically for your home. Instead of a computer guessing, I compare your property to:
- Homes that have recently sold nearby (the strongest signal of real market value)
- Homes that are currently for sale, so you know your competition
- Homes that are under contract, showing where the market is heading right now
Then I adjust for the details an algorithm can’t see — updates, condition, lot, layout, and what buyers in your specific area are actually paying a premium for. The result is a realistic, defensible number, not a guess.
